§ 13.05.030. Definitions.

  • When used in this section, the following terms shall have the meanings given:

    A.

    "City manager" means the Soldotna City Manager or the city manager's designee.

    B.

    "Expiring lease" means a lease with less than one year of term remaining.

    C.

    "Existing lease" means a lease with at least one year of term remaining.

    D.

    "Extension" means adding additional term to an existing or expiring lease.

    E.

    "Renewal" means a new lease executed by a current lessee of an expiring lease.

    F.

    "Permanent improvement" means a fixed addition or change to land that is not temporary or portable, and includes:

    1.

    A building, building addition, retaining wall, storage tank, earthwork, fill material, gravel, pavement, or similar capital improvements, and

    2.

    Remediation of contamination for which the applicant is not responsible;

    And excludes:

    3.

    Items of ordinary maintenance, such as glass replacement, painting, roof repairs, door repairs, plumbing repairs, floor covering replacement, or pavement patching.
